📏 Final price is based on actual property conditions at the time of service, including size, slope, obstacles, overgrown conditions, dog waste, and any extra materials needed. Quotes assume a well-maintained property. 2 acres is my maximum service size.

⚠️ Service Notes: Dog waste removal is a local service, travel extra. Trail maintenance is for existing paths only; excludes large tree felling and stump grinding. - Full roof clearing, walking on roofs, or clearing steep/high roofs
- Not for two-story homes, complex roofs, or where I cannot safely reach the edge
- No heavy duty shoveling
- No working at heights — all operations from ground level only

📜 Terms & Conditions
- Standard Payment Methods: I accept Cash, Credit card, Debit card and Interac e-Transfer. No cheques please.
- Standard Payment Terms: Payment is due at the end of each service day. Exceptions may be made for multi-day projects.
- Barter as Payment: Trades may be considered for specific goods and services by prior written agreement. Bulk meat, firewood, eggs, honey, maple syrup, quality tools, precious metals, old coins, antiques. I'm also interested in services such as auto repair, small engine repair, cleaning services, and a variety of skilled labour.
- Scope Changes: Any work or materials exceeding the original quote will be communicated as discovered. Labour for extra work is payable that day; costs for additional materials are due upon purchase.
- Customer-Supplied Materials: For any service where the customer provides materials, supplies, or equipment (including but not limited to paint, mulch, cleaning supplies, or hardware), I am not responsible for defects, shortages, color selection, or the suitability of the provided items. The customer assumes full responsibility for ensuring materials meet their needs and expectations. Any delays or additional labour resulting from insufficient or unsuitable customer-supplied materials will be billed at the standard hourly rate.
- Service Guarantee: I stand by my work. Please notify me of any concerns within 24 hours of service for prompt resolution.
- Overdue Accounts: Services will be suspended for any account with a past-due balance.
- Service Cancellation: I operate on a no-contract basis, just courtesy. If you need to pause or cancel, please just give me at least 4 hours notice by phone, email or text. I'll extend the same courtesy if I ever need to reschedule. Either party may discontinue service at any time.
- Prepayment Required If: The homeowner is not home or will be otherwise unavailable in person at the time of completion. Prepayment required for properties outside my standard service area. For clients who previously cancelled recurring services, 100% prepayment is required before any further visits. For situations where the client will not be present on the property at all, full prepayment is required before any work begins. You will be informed of the prepayment amount before work is scheduled.
- Pricing & Deposits: Prices are reviewed periodically and may be adjusted. Please refer to this website for the most current rates. Written estimates are valid for 30 days from the date issued. Projects valued over $500 require a deposit. Material purchases must be paid upfront; labour is billed after completion. Deposits are non-refundable for last-minute cancellations or no-shows. For first-time clients or jobs outside my standard service area, a deposit may be required — the amount will be determined based on the scope of work and my assessment of risk. You will be informed before any work is scheduled.
- Weather Policy: Services may be rescheduled due to rain, snow, or unsafe conditions. You will be notified as soon as possible if your service date changes.
- Property Access: If I cannot access your property due to locked gates, dogs, blocked driveways, or other obstacles, the service will be rescheduled and a trip fee may apply.
- Safety: For my safety and yours, I reserve the right to refuse service if conditions are unsafe (e.g., aggressive animals, hazardous materials, extreme weather).
