• Our physical address is given to you in a welcome message to your email.
• You should arrive no later than 8:00 p.m. on your check-in day. Late arrivals may not be accommodated.
• Upon arrival, you will meet the host in the Country Store (the Office) at the front of the property to pay cash for the total nightly rate and present your Photo ID. Your name and address must match my records. 💵 CASH only, no exceptions.
• After payment I will then provide the 4-digit code for the keybox, located to the right of the tiny home's front door. Slide the plastic shutter down, enter the code, and retrieve your key.

• Checkout is by 12:00 p.m. sharp. Please do not be late — we have other guests to accommodate. Send me a message when you're ready to leave.
• On the final day of checkout, your deposit will be returned to you after a quick inspection of the property. For long term or repeating stays, this day could also be the final day you stay with us, or the deposit collection and return could repeat week over week, whichever you prefer.
• I will collect the key in person at that time. You will meet me in the Country Store office for the return. If any damages, major cleaning issues, smoking odors or signs of theft are present, you will forfeit your deposit.
• If you remain on the property past the agreed checkout time without prior consent, the short-term rental contract is terminated, and you will no longer have the right to stay on the premises. In such cases, we reserve the right to enforce your departure under the Province of Ontario’s Trespass to Property Act, R.S.O. 1990, c. T.21.

Whether you're here for skiing at Blue Mountain, beach days on Lake Huron, exploring Owen Sound, a summer trip to Tobermory, or a quiet escape, our tiny home is the perfect home base.

In spring, fall and winter months, expect cold weather. Dress warm and bring slippers. The outdoor structures (outhouse, outdoor shower, outdoor kitchen) are not heated. The cabin is not insulated but has an electric wall heater and wood stove. There is no air conditioning in summer — a fan is provided in the loft.

During your stay, you may encounter naturally occurring insects and wildlife. Our property is adjacent to over 100 acres of wild forest, so it's possible for a bug to enter through an open door or a small crack. While we make every effort to ensure there are none, due to the nature of our location, it is impossible to guarantee this. We provide a bug zapper, bug spray, and a fly swatter inside.

The sleeping loft measures 5' wide x 12' long with a low ceiling of approximately 3'. Access is only by a 6-foot ladder. Double bed sleeps 2 adults.

The toilet is a well-maintained pit outhouse that may emit an odor depending on usage and environmental factors such as heat and humidity. Drinking water is provided from the outdoor kitchen.

• Long-term rates negotiable — Contact me to discuss extended stays — I'm open to discounts for guests working in the area. Please note this is a short-term rental only. You cannot use the cabin as a permanent residence.
• Seasonal pricing — Rates vary based on season, holidays, and demand. Summer and holiday weekends may have higher rates; off-season may have special discounts.
• All payments (deposit and remaining balance) must be made as outlined in our Pricing & Payment Terms. Failure to comply with payment terms will result in the cancellation of your reservation.
• No third-party bookings. The person who makes the booking must be the one staying. If you book for someone else, your group will be turned away at check-in. No exceptions.
• ⏰ Booking Cutoff: Same-day booking requests must be submitted before 6:00 PM EST. Any booking requests received after 6:00 PM EST for the same day will not be accepted. Please select a check-in date of tomorrow or later if booking after the cutoff.
• Booking requests are not automatic: Submitting a booking request does not guarantee acceptance. Each request is reviewed manually for accuracy. If your dates are available, you will receive an email with instructions to pay the deposit. Deposit must be received promptly to secure your reservation. Same-day booking requests require the deposit to be made before arrival. Dates will be released if deposit is not received in a timely manner.
• By booking with us, you acknowledge that you have read, understood, and agreed to all of our written policies and have viewed our seasonal disclosures.

• The outdoor shower is closed for the season with no alternative available. Reopening in May. This prevents frozen water lines, ice on the floor, and damage to the water heater and pump.
• Please read page 6 in the house manual regarding wood stove safety and operation.
• Complimentary firewood is provided for the wood stove and fire pit. Extra wood is in the shelter next to the barbecue or by the fire pit. Keep your stove burning hot to stay warm.
• Extra blankets are stored in the pine box in the loft. We suggest bringing slippers or heavy socks in case you find the floor cold. Dress warm.
• A coffee maker, kettle, and tea beverages are provided.
• The cabin is equipped with anti-freezing protection for drinking water and a heated front eavestrough to prevent ice dams under the front door.
• A salt, sand, and shovel station outside the front door is available when it snows. Snow removal service runs from 8:00 am to 8:00 pm.
• The toilet is a pit outhouse with a 250-watt heat lamp on a 10-minute motion-activated timer. There is no running water in this system.
• During snowfall, the fire pit and bar may become temporarily inaccessible or closed. Trails have no winter maintenance.

We always inform our guests that there are three exterior security cameras on our property, which will be active and recording throughout your stay. One camera is positioned at the front driveway. One camera is located at the back parking lot. One camera is installed in our Country Store, a business which is open to the public and situated in my front yard.

Cancellation by Guest: If you cancel your reservation, you will not be charged the remaining balance, but the deposit will not be refunded since we blocked an Airbnb calendar night(s) to host you.

No-Shows: If you fail to arrive on your scheduled check-in date within the time-frame allotted, the deposit will be forfeited.

Early Departure: If you choose to check-out early for any reason, you will still be responsible for the full cost of your stay, and no refunds will be issued. If everything looks good after inspection, your deposit will be returned.

Changes to Reservation: Any changes to your reservation (e.g., dates, number of guests) must be requested at least 7 days before your check-in date and are subject to availability.

Cancellation by Host: In the unlikely event that we must cancel your reservation due to unforeseen circumstances, you will receive a full refund of your deposit plus the cost of any nights unused. If the host cancels your reservation due to house rule violations, no refunds will be issued and you must leave the property immediately.

Force Majeure: In the event of circumstances beyond our control that make your stay impossible or unsafe (including but not limited to natural disasters, government travel restrictions, or property damage), we will provide a full refund of all payments made, including your deposit. We will notify you as soon as possible if such circumstances arise.
