Experience a unique and intimate getaway for two in our charming, wood-stove-heated tiny home. Nestled in a country neighborhood in Williamsford Ontario, this retreat for mature couples offers:
• Fully furnished uninsulated tiny home with towels, pillows, bedding, drinking water, and electricity.
• Coffee and tea beverages are provided, along with fresh eggs from our farm. Cream is in the fridge, and sugar is on the shelf.
• A cozy wood stove (firewood included!) to keep you warm. Campfire wood is not included, this can be purchased in the store at $10 a bag.
• An outdoor toilet (outhouse) with a 250-watt motion-activated heat lamp for added comfort.
• A propane BBQ with side burner for outdoor cooking.
• A steel-roof-covered hot tub to relax under the stars. (runs year round)
• Outdoor fire pit and access to a nature trail.
• Outdoor shower (closed for rebuild).

Booking Requirements:
• A name, address, email and phone number are required for all reservations.
• Photo ID will be checked in person upon arrival to confirm your identity. The card presented must match the reservation. Even if you stayed with us previously on Airbnb, you must still provide this because a host on the Airbnb platform never sees your ID or any details about a guest beyond a name and phone number. If you'd like to see my ID at that time I have no problem verifying my identity as the host as well.
• A $100 fully refundable security deposit is required via e-transfer to secure your booking. This deposit becomes non-refundable in case of no-shows or damages. A deposit is required the same day you submit your booking request. My email address is listed below. Unpaid booking requests expire and will be canceled within 24 hours of submission. Please see our cancellation policy at the bottom for full details.
• The remaining rental fee for the duration of the stay is due in cash upon arrival. We do not accept card payments for this method. If you wish to pay by card, book through our Airbnb listing instead. https://airbnb.ca/h/hwy6homestead
Pricing and payment terms:
• Weeknights (Sunday - Thursday): $110 per night. Long term and discounts and repeating rates are negotiable, these rates may change month-by-month due to seasonal demand and must reflect current market value. An example would be; the May price wouldn't be the same as the August price (peak season).
• Weekends (Friday−Saturday): $140 per night. Weekend rates come at a premium due to high demand.
• An example of the total cost to put up is: $210 for a weeknight, $240 for a single weekend evening (including the $100 deposit, which you get back after the stay).
• If rate has already been discussed with and agreed to with the owner you can disregard the nightly rate listed above and go with that.
• If you're staying week by week in a repeating pattern, we would need to collect payment on the first day of the stay for each week.
Check-In & Access:
• After your requested check-in date is confirmed with the host, and the deposit is paid, the exact address, directions and instructions are given to you in a welcome message via email.
• Check-in time is between 3:00 p.m. and 8:00 p.m.
• Upon arrival, you will meet the host in the little Country Store at the front of the property (the office) to pay cash for the total nightly rate and present your ID card. I will then provide the 4-digit code for the keybox, located to the right of the tiny home's door. Slide the plastic shutter down, enter the code, and retrieve your key. Have a pleasant evening!
• Checkout is by 12:00 p.m. sharp, do not be late, we have other guests to accommodate.
Deposit Return:
On the final day of checkout, your $100 deposit will be returned to you after a quick inspection of the property to ensure everything is in order. For long term or repeating stays this day could also be the final day you stay with us. Or the deposit collection and return could repeat week over week, whichever you prefer. I will also collect the key in person at that time. You will meet me in that same office as before for the return. If any damages, major cleaning issues, smoking odors or signs of theft are present you will forfeit your deposit.
House Rules:
• Minimum age 21.
• Maximum occupancy of 2 adults. 0 Children. Daytime guests are fine, no overnight guests beyond 2 persons in total.
• No smoking inside.
• No pets allowed.
• No parties or music at night.
• We don't host anonymous stays and we can't host anyone who hasn't paid the deposit first.
• Minimum 1 night stay, maximum 7 nights stay. Contact me to request an extension, we are also open to negotiate longer stays.
Further Details to Note:
Your stay at my place will be quite different from a hotel or motel and may not be suitable for everyone. Think of it as a very comfortable camping experience instead.
Upgrades Coming Soon:
During April & May 2025 we will be tearing down the old shower and building a new one. We are also adding new privacy barriers, doing some landscaping work, adding trees. A new hot tub will be in place and the deck will be refinished. We will try to keep the disruptions to services at a minimum but the hot tub being down for a couple nights may be unavoidable. All construction will take place between the hours of 9 am to 5 pm.
Location and Setting:
My place features small outdoor buildings on a working hobby farm set in a country neighbourhood. We're conveniently located just off a main highway, which means there may be some traffic noise during peak times. Our main house is also on the property, and only my family lives here, so there will be no other guests on site. The yard is designed with a very open-concept layout.
Expected Temperatures:
In the spring, fall and winter months, please expect that the weather will be cold. You're advised to dress warm and bring slippers. The outdoor structures, including the outhouse, shower, and hot tub enclosure are not heated. The cabin itself is not airtight and lacks insulation, but it does have an electric wall heater, wood stove and a heated blanket for the bed in the loft. However, the interior of the cabin may still feel cool if the outdoor temperature falls below 8°C (46°F). There is a fan available in the sleeping loft to help keep the space comfortable during warmer weather, but the cabin does not have air conditioning.
Nature and Wildlife:
During your stay, you may encounter naturally occurring insects and wildlife. Please note that our property is adjacent to over 100 acres of wild forest, so it's possible for a bug to enter through an open door or a small crack. While we make every effort to ensure there are none, you understand that due to the nature of our location, it is impossible to guarantee this. We mention this is in our listing descriptions and photos. To help manage insects, we provide a bug zapper, bug spray, and a fly swatter inside.
Limited Amenities:
There is no microwave, washing machine, dryer, or television, but we provide free WiFi and a complimentary propane barbecue with a side burner for outdoor cooking. There is a drying line for hanging clothes and you may request a wash & dry for personal items at $10 per load.
Breakfast Options:
Inside, you'll find eggs from our farm in the mini fridge to enhance your breakfast, along with cream, coffee, tea, sugar, olive oil, salt, and pepper to help prepare your meal. Please use the barbecue outdoors for cooking. For long term and repeating stays one dozen eggs will be provided for the first week of the stay, after that they are available for purchase in the store at $4 per 12.
Sleeping Loft:
The sleeping loft measures 5 feet wide by 12 feet long and has a low ceiling of approximately 3 feet. The size may not be suitable for all guests. Access to the loft is only by climbing a 6-foot ladder. The space sleeps 2 adults maximum in a double size bed.
Toilet and Water:
The toilet is a very well-maintained pit outhouse that may emit an odor depending on usage and environmental factors such as heat and humidity. The only pressurized water available is from the shower house pump. If the temperature falls below the freezing point of water, the shower water may temporarily stop flowing until conditions improve. Drinking water inside the tiny home is provided from a water jug.
Host Cleaning & Access:
The host must have access to the cabin interior at least once a week in order to retrieve, wash and return laundry, dishes and restock other consumable items. We must also be allowed to perform basic cleaning duties such as sweeping, wiping, mopping, or repairs and upgrades necessary for the upkeep of the rental unit and surrounding business areas. Notice by text message will be provided. The hot tub and outhouse also require daily maintenance.
Security Cameras:
We always inform our guests that there are three exterior security cameras on our property, which will be active and recording throughout your stay. One camera is positioned at the front driveway. One camera is located at the back parking lot. One camera is installed in our Country Store, a business which is open to the public and situated in my front yard.
Cold Weather Camping Notes:
• To ensure your comfort and safety during freezing conditions, we’ve made some seasonal adjustments to our property. Here’s what you need to know.
• The outdoor toilet remains open. The outhouse is now equipped with a motion-activated 250-watt heat lamp on a 20-minute timer for added comfort. You can turn the light on in advance to warm the place before use.
• The outdoor shower is closed because freezing temperatures cause the water lines and pump to freeze. However, you may request to use the indoor shower in the main house between the hours of 8:00 a.m. and 7:00 p.m., depending on our availability. Please note, this is a shared space within the owner’s home.
• The electric heater in the tiny home is not operational during winter. Instead, the wood stove is the primary and most effective heat source. Firewood is provided for your stay, and you are responsible for safely operating the wood stove. Detailed instructions are available in the house manual.
• The hot tub remains open but is equipped with additional thermal covers. Please ensure the covers are replaced after each use. Be aware that snow, ice, or water may accumulate on the deck due to wind, condensation, or splashing, so we recommend bringing sandals for safety.
• The fire pit area may become inaccessible during heavy snowfall. Additionally, the off-site trails are not maintained in winter.
• All of our outbuildings are uninsulated.
• The owners live on-site and will periodically perform necessary winter maintenance tasks.
Late Checkout Policy:
If you remain in the accommodation or on the premises past the agreed check-out time without prior consent from the Host (referred to as an "Overstay"), you acknowledge that the short-term rental contract is terminated, and you no longer have any rights to stay in the accommodation or anywhere else on the property. The Host or Co-Host reserves the right to enforce your departure in accordance with the Province of Ontario's Trespass to Property Act, R.S.O. 1990, c. T.21.
Cancellation Policy:
We have a strict cancellation policy.
• A $100 refundable deposit is required ahead of your booking to secure your reservation. This deposit is applied toward the total cost of your stay.
Cancellation by Guest:
• If you cancel your reservation, you will not be charged the remaining balance, but the $100 deposit will not be refunded since we blocked an Airbnb calendar night(s) to host you. This protects the host against lost income potential.
No-Shows:
• If you fail to arrive on your scheduled check-in date within the time-frame allotted it will be considered a no-show. In this case, the $100 deposit will be forfeited since we blocked Airbnb calendar nights(s) to host you.
Early Departure:
• If you choose to check-out early for any reason, you will still be responsible for the full cost of your stay, and no refunds will be issued. If everything looks good after inspection your deposit will be returned to you.
Changes to Reservation:
• Any changes to your reservation (e.g., dates, number of guests) must be requested at least 7 days before your check-in date and are subject to availability.
Cancellation by Host:
• In the unlikely event that we must cancel your reservation due to unforeseen circumstances (e.g., extreme weather, property damage, double bookings, market changes), you will receive a full refund of your $100 deposit provided there are no damages plus the cost of any nights unused . We will make every effort to notify you as soon as possible. If the host cancels your reservation due to house rule violations, no refunds will be issued and you must leave the property immediately.
Force Majeure:
• We are not liable for any cancellations or changes due to circumstances beyond our control, including but not limited to natural disasters, pandemics, or government travel restrictions. In such cases, the $100 deposit will not be refunded, and the remaining balance will be waived.
Additional Notes Regarding Bookings:
• The $100 deposit also serves as a security deposit and will be returned on the last day after a property inspection, provided there are no damages, major cleaning issues, smoking odors or signs of theft.
• All payments (deposit and remaining balance) must be made as outlined in our booking requirements. Failure to comply with payment terms will result in the cancellation of your reservation.
• By booking with us, you acknowledge that you have read, understood, and agreed to all of our policies.
